WHAT DOES A NEW DOOR COST?

The honest answer is that it depends on what's behind the old one.


Anyone who gives you a firm price over the phone is guessing, and guesses get corrected once the work is underway. We'd rather show you what actually drives the number, so you can judge any quote you receive, including ours.

WHAT YOU CHOOSE

Door type. Entry, storm, patio or sliding, French, interior.


Material. Steel, fiberglass, or wood. Different price, different lifespan.


Size. A single door costs less than one with sidelights, less than a double.


Glass. Clear, obscured, decorative, transom.


Hardware. Basic lockset or keyless entry are different numbers.

WHAT WE FIND WHEN THE OLD DOOR COMES OFF

This is why we won't quote a house we haven't seen.


Is the opening square? Houses here have settled for a long time. Out of plumb has to be corrected or the door binds.


Is the sill sound? It's the first thing to go when water gets in. If it's soft, it gets replaced. A new door on a rotted sill is a job you pay for twice.

WHAT'S BEHIND THE TRIM

Is there rot in the framing? Water travels behind trim. Sometimes it runs into the studs, and those get rebuilt before anything is hung.


Is the opening standard? Older homes often aren't. That means a custom door or reframing the opening.


Is there brick or stone? Masonry takes longer, and matching brick is its own job.

WHAT'S INCLUDED EVERY TIME

Removal of the old door and hardware, hauled away if you don't want it.


The gap between frame and opening sealed with foam before trim goes on.


Shimming and adjustment until the door opens, closes, and latches correctly.


Interior and exterior trim finished and caulked.


The site cleaned up before we leave.

LEAD-SAFE CERTIFIED

Most homes here predate 1978, so lead paint is a real possibility. Replacing a door disturbs painted surfaces almost every time.

WHY WE'RE NOT THE CHEAPEST QUOTE

Plenty of people can hang a door. Doors are what we do, every day, in houses across Homestead, Carnegie, New Kensington, and Wexford.


Done right, it still closes after five winters.


A lower quote usually means one of two things: something on that list got skipped, or it comes back as a change order once the work starts.
